Your home at the beach

This is our second season owning this beach house property. When we came to tour properties in Rodanthe, this one spoke to us with its amazing ocean and sound views and the good bones of the house. We closed on the property in the middle of March 2022 with big plans for updates and improvements to the property over time. 

When we took ownership of the property in 2022 it needed a lot of love. Here's what we have accomplished in the last 12 months in the off-season times:

• Complete painting and refurnishing of the top living level
• New lighting and fan fixtures on the top level
• New outdoor furniture on all front decks
• New range in the kitchen, along with new drawer/cabinet hardware, silverware, knives, glassware, small appliances, and kid's plasticware
• New outside dining tables on the top level and game room level decks
• Re-configured bedroom layouts to resolve the situation where 6 people were sharing the Jack & Jill bathroom
• Repainted the accent walls in the mid-level bedrooms
• Replaced mattresses, bedding, and window treatments throughout
• Replaced all interior light fixtures and ceiling fans, and all exterior lighting
• Installed in-socket night-lights in all bedrooms
• New washer and dryer in the laundry room
• New flooring and furniture in the game room
• New refrigerator in the kitchenette, and replaced kitchenette cabinet hardware, and stocked it with dishes, glassware, silverware, and small appliances
• Painted 1st level powder room and bedroom, and replaced vanity light in the master bath
• Replaced first and mid-level front doors and 2 windows that had a broken seal
• We cleared out the beach storage room and left behind only what was still in good working order.  
• Replaced tiki bar counter with granite
• Added a gas grill and new furniture at the pool area
• Started landscaping in the front, and are experimenting with some St Augustine grass to see if we can grow a lawn
• Installed the house sign, huge house numbers so you can easily find the house.
• Added outdoor solar and electric lighting for safety

With a property this size there is a lot to be done and we are fully committed to making Summer by the Sea an amazing experience for our guests. Dealing with limited supplies, extended delivery dates on building supplies, and limited qualified craftsmen has definitely been a challenge, and has delayed some of our planned updates but we are confident that our vision will be realized before the start of the 2024 season. 

Right now we have these items on our list:

• Replace exterior doors on ground level and top level french door
• Replace tiki bar shutters with Bahama shutters
• Finish landscaping updates
• Upgrade fireplace insert and hearth
• Upgrade hot tub
• Expand pool area if permittable
• Upgrade kitchen counters
• Update top level flooring
• Continue furniture update in bedrooms
